Form ID2 is HM Land Registry's certificate of identity for a corporate body, the company equivalent of Form ID1, which covers private individuals. It's needed when a company or other corporate body is party to a property transaction and isn't represented by a conveyancer, so HM Land Registry has no other way of confirming who's dealing with the matter on the company's behalf.
Because a company can't attend an appointment itself, ID2 does two jobs at once: it confirms the company exists and is who it says it is, and it confirms that the person acting for it, usually a director, company secretary, or other authorised representative, is genuinely entitled to do so. This protects against the kind of property fraud that can otherwise arise when nobody independently checks who's really behind a transaction.
ID2 is needed for transfers, leases, mortgages, and first registrations where the land value exceeds £6,000 and the company isn't legally represented, along with most applications for compulsory first registration and applications where title deeds have been lost or destroyed. It's also required when an unrepresented corporate body changes its registered address. If a solicitor or licensed conveyancer is handling the transaction for the company, they verify identity as part of their own service instead.
The form has sections for the company's details and the identity of its representative, verified either in person or, where the conveyancer follows HM Land Registry's digital identity standard, through an added digital verification section. A conveyancer, Chartered Legal Executive, or Licensed Probate Practitioner certifies the identity, and the completed form must be signed by hand, since HM Land Registry doesn't accept electronic signatures on ID2.
