Form IHT405, Houses, land, buildings and interests in land, is a schedule that goes with Form IHT400. Executors and administrators use it to list every piece of land and every building, or right over land such as fishing or mineral rights, that the deceased owned, so HMRC can include their value in the Inheritance Tax calculation.
Each property gets an item number, its full address or description, a postcode, and its tenure, meaning freehold or leasehold. For leasehold property you give the years left on the lease and the annual ground rent. If the property was let, you give the lease details, who was responsible for outgoings and the tenant, or write 'vacant' if it was unoccupied. You then enter the open market value at the date of death. If a property has no street number, or is farmland, enclose a plan showing its boundaries.
If you deduct Agricultural Relief, Woodlands Relief or Business Relief, or claim a heritage exemption, you enter the value that qualifies in the relief columns. The form notes that for deaths on or after 6 April 2026, relief at 100% on the combined value of qualifying agricultural and business property is limited to £2.5 million, with the excess qualifying for relief at 50%. You may also need Form IHT413 for Business Relief or Form IHT414 for Agricultural Relief.
The total for the deceased's residence is copied to box 51 of Form IHT400, and the total for other land, buildings and rights over land is included in boxes 68 to 70. If you have a professional valuation, enclose a copy with the completed form. For help, call the Inheritance Tax helpline on 0300 123 1072.
